Residential Vacant Beach Lot - San Andres, Tablas, Romblon

Titled land with great elevated views, protection from waves, access to a great sand beach with amenities, stairs to a fresh water pool, household water, power, taxes and transfer costs paid by the seller.  No shinny roofs allowed.  We will build your home to suit if you choose.  We also believe it’s possible to organize a rental arrangement if you which to rent your house when you are not here.

Moon Lion Spring consists of 2.7 hectares of land with over 400 meters of frontage on the Mindoro Sea. It is located in Barangay Agpudlos, San Andres Town, Tablas Island, Romblon Province, Philippines.  The northern 1.2 hectares have been divided into 5 ocean view/front lots.  Please refer to the attached surveys of the 5 lots (Document B).   Document C and Document D provide exact dimensions.

The upper portions of all lots slope slightly away from the sea, which prevents the cliff from erosion.  Lot A is the highest and slopes south to the border of D and E.  Lot E slops a bit to the north toward D and has the best views to the south.  All the lots have open views of the sea, of Mindoro Island on clear days, and of the sunsets.  Some lots have views to the south along the coast to distant Odiongan and Ferrol Point.  Some locations can see the local rocky coast lines which are beautiful.

 The 5 lots above consist of all of lots 23-A-2 and all of 23-I-2 as well as 651 square meters of lot 22-A-2.  (See document A)  We plan to retain the remainder of lot 22-A-2 and to build mostly on the point.  The northern portion of 22-B-2 may form as many as two additional lots in the future.  The sizes are yet to be determined but the lots will be very expensive relative to the northern 5 lots.  Therefore, the development may grow to a maximum of 8 to 10 lots but is most likely to remain at the current six;  A,B,C,D,E, and the rest of the land retained by the seller.

Lot 22-B-2 is misleading because a large portion of its 12,527 square meters is under the sea.  This is a good aspect if the owners would ever want to build a pier into the ocean. The portion under water is not included in the claimed 2.7 hectors for the entire development.  The important feature of 22-B-2 is the sand beach south of the creek.  The beach will not be sold.  It will be retained for the use of all lot owners.  We have constructed a road suitable for walking, motorcycle, or all-terrain vehicle, down to the mouth of the creek.  We will construct a pedestrian bridge over the creek to the beach. The sand beach will be cleaned and cleared of undesirable vegetation.  We will construct a small covered area for shade, with a table and chairs.  There will also be a barbeque pit.  A possible future option is a volleyball court which I would like us to share with our local neighbors.  From the beach it is possible to walk along the sand, 1.5 kilometer south, wading one stream, to the soon to be developed, Sunset Beach Resort.

 Still looking at document A, Moon Lion Springs road, which runs along the east boundary has been constructed, and is soon to be graveled.  Over 50 large stumps were removed from the properties.  The debris from this activity is currently being disposed.  Looking at document B, you will see a 2 meter wide easement between lots D and E.  We will provide a staircase down the cliff, roughly along this easement.  The idea is to give all owners access to the rocky beach below which is a very interesting and fun place.  There are a number of fresh water springs at the base of the cliff.  We will construct a small soaking pool there for all of us to enjoy, letting the springs flow into and out of the pool.

Access to the development is currently by granted access over the existing road on the north boundary of the development (Document A).  This road leads to the national highway.  There is an existing Barangay road from the national highway to the south boundary of the development.  It is paved for about half its distance.  The Town of San Andres reportedly has the funds to complete the paving, construct a bridge over the creek and extend the road to a point where it connects to the existing northern road.  If for any reason, this does not happen, by the end of this year, the former owner is contractually obligated to us to build a bridge suitable for cars and small trucks and to extend a gravel road to where it connects to the spur road coming from Moon Lion Springs Road.

We will also provide water to the corner of each lot.  The operation costs and any future maintenance costs will be shared among the owners.

Finally we will provide electricity to the corner of each lot.  Transformers if necessary and connection fees are to be paid by each lot owner.
